South St. Louis County, Missouri
A limited collection of new luxury residences by Lombardo Homes and Fischer Homes, rising on the former MetLife campus in 63128.
The Manors at Tesson Ridge is the single family heart of Tesson Ridge, the roughly 100 acre, $200 million transformation of the former MetLife corporate campus on Tesson Ferry Road between Sunset Hills and Mehlville. Spread across approximately 57 acres, the neighborhood is planned for a limited collection of new construction homes, and the developer has described pricing from the low $600,000s to more than $1 million.
Two of the region's most established builders are bringing the homes to life: Lombardo Homes and Fischer Homes, introduced together at a ribbon cutting and drone light show on June 5, 2026. Ground broke on the new subdivision this summer, and it is one of the very few opportunities to build a brand new luxury home this close to the center of South County.
Within the same master plan, The Enclave at Tesson Ridge by Hardesty Homes offers 34 detached homes of roughly 1,600 to 1,800 square feet from about $500,000, so the community will welcome everyone from first time move up buyers to those ready for a larger custom residence.
Lombardo Homes brings more than sixty years of homebuilding to its limited collection of 38 homesites at the Manors, offering its fully customizable Tradition Series with ranch and two story plans such as the Savannah, Glacier, Redwood II, Harbor, Rainier, Shenandoah and Thornberry. Homes range from about 2,600 to more than 4,100 square feet with 3 to 4 bedrooms, 2.5 to 3.5 baths and three car garages, and buyers can reconfigure kitchens, expand rooms, add a private suite or refine the exterior. Cul de sac and walkout homesites are available.
Fischer Homes is bringing its Designer Collection to the Manors, with open concept living spaces, flexible layouts, stylish kitchens and spacious owner's suites. Fischer is currently building its VIP list, with members receiving first access to pricing, available floorplans and homesite selection.
Hardesty Homes, a third generation St. Louis builder founded in 1982, is completing The Enclave at Tesson Ridge, the smaller scale single family neighborhood within the development.
3 to 4 bedrooms · about 2,600 to 4,100+ square feet · three car garages · new construction 2026 and beyond
Lombardo's Tradition Series opens with the Savannah from about $728,000 and the Thornberry from about $770,000, and with lower level finishes, walkout homesites and designer selections, many homes are expected to finish well above those base prices. The developer has described Manors pricing overall as ranging from the low $600,000s to more than $1 million, and early reporting on the new subdivision noted homes priced near $1 million.
Fischer Homes has not yet released pricing for its Designer Collection here, and VIP list members will be the first to receive it. All pricing, plans and availability are set by the builders and are subject to change.

For decades this hilltop campus was the South County home of MetLife, and at its peak more than 2,000 employees filled over 600,000 square feet of office space. When MetLife relocated in 2020, the building was left largely vacant, and one of the largest parcels in South County suddenly needed a new purpose.
St. Charles based Propper Construction Services, led by president Tim Breece, acquired the property from MetLife in late 2020 with a vision to reuse rather than demolish. Instead of leaving a vacant office park behind, the plan converts the original building into luxury apartments, adds new for sale neighborhoods around it and brings retail and services to the Tesson Ferry frontage, revitalizing the corridor for longtime neighbors and new residents alike.
The density is intentional. Breece has explained that bringing more households to the site is the key to attracting restaurants, retail and other services, and he sees the project as a model for meeting regional housing needs by reusing existing sites. St. Louis County approved the plan in 2021 after a public town hall, and at roughly 100 acres it ranks among the largest developments in South County history.
The Manors at Tesson Ridge (now selling): the luxury single family neighborhood by Lombardo Homes and Fischer Homes on approximately 57 acres.
The Residences at Tesson Ridge (now leasing): 210 upscale apartments created inside the converted MetLife building, each with its own floor plan and averaging around 1,450 square feet, set beside a three acre lake.
The Enclave at Tesson Ridge (Hardesty Homes): 34 detached homes from about $500,000.
The Shops at Tesson Ridge (planned): commercial space along Tesson Ferry Road for retail, restaurant, office and medical tenants.
Community amenities: walking trails around the lake, green space, a public plaza and pavilion for live music and events, sports courts and a new boulevard entrance off Tesson Ferry Road. Fischer has also outlined a planned clubhouse, pool, dog park, grilling area and pickleball and tennis courts for Manors homeowners.
Planned amenities and timelines are subject to change by the developer, the builders and St. Louis County.
The project was developed by Propper Construction Services, with Propper Asset Management overseeing The Residences. The broader team includes Stock & Associates Consulting Engineers, Loomis Associates, HOK and Fox Architects, with PARIC handling the conversion of the former MetLife building, and Kolb Grading and DCM Development Group partnering on the new home phase.
Together with Lombardo Homes, Fischer Homes and Hardesty Homes, it represents one of the most significant reinvestments in South County in a generation.
